Plans to replace fire-damaged Knaresborough pub with new venue and seven flats

The Cricketers near Knaresborough has been vacant since suffering fire damage in April 2025.

A fire-damaged North Yorkshire pub could be replaced with a new venue, apartments and commercial space under plans to redevelop the site.

The Cricketers, in Calcutt, near Knaresborough, has been vacant since suffering severe damage in a fire in April 2025.

Applicant Ashes Pub Company has submitted a planning application for a replacement building on the footprint of the former pub, containing commercial premises and seven apartments.

A separate purpose-built pub would be constructed to the rear, overlooking the neighbouring Knaresborough Forest Cricket Club ground.

Documents state the development has been designed to retain the site’s historic association with hospitality while bringing the vacant property back into use.

The new pub would include a private beer garden to take advantage of views across the cricket pitch.

The seven apartments would range from one to three bedrooms, with two properties on the ground floor, three on the first floor and two on the second floor.

The commercial space facing Thistle Hill has been designed to accommodate a range of potential businesses.

The proposals also include 19 parking spaces, as well as cycle storage for residents and customers.

Architects say the replacement building has been designed to retain the proportions and architectural character of the former pub.

The submitted designs show a traditional-looking frontage facing Thistle Hill, with brickwork, rendered side elevations, a natural slate roof and painted timber windows.

The new pub at the rear would be a smaller stone building, with its beer garden facing towards the cricket ground.

The design statement says:

“The proposed redevelopment of The Cricketers Public House site in Knaresborough presents an opportunity to revitalise a fire-damaged and underutilised site.”

It adds that the scheme would provide new homes and commercial premises while “still providing the community with a pub with views towards the cricket grounds”.

The application will now be considered by North Yorkshire Council.
