A family-run café in Starbeck has been put up for sale after more than 13 years of serving the local community.
Eat @ No 3, based on Stonefall Avenue, has been listed for £55,000 on Intelligent.
The café has built a reputation as a popular stop for builders, tradespeople and local businesses, and has been branded “a true institution” by Intelligent.
It currently operates six mornings a week and seats up to 20 people across six tables. The property comes with bench seating, a fully equipped kitchen and appliances included in the sale.

As well as a breakfast and lunch menu, Eat @ No 3 also provides external catering.
The listing reads:
“The café is a low-overhead operation with significant scope for growth under a motivated new owner.
“Whether by extending opening hours, expanding its catering service or opening hours, or ramping up its marketing efforts, there are plenty of opportunities to increase profit.”
After more than a decade running the café, the current owners have said they will provide a supportive handover to ensure a smooth transition for whoever takes it on.
