New figures suggest house prices in Harrogate have increased in recent years, with the average property now valued at just over £405,000.

The latest data indicates an average price of £405,462, representing an increase of around 10% over a five-year period. 

This places the town above the UK average, which is estimated at around £290,000.

Figures also suggest the cost per square foot in Harrogate has reached approximately £342, compared to a national average of around £280, reflecting continued demand in the local housing market.

The data highlights activity at the higher end of the market, with 34 properties reported to have sold for more than £1 million in the most recent period.

At the same time, lower-priced homes continue to be available, with some properties selling at significantly lower values, indicating a wide range of options for buyers.

However, the figures also point to potential challenges within the housing sector. 

It is estimated that around 58% of homes in the area currently fall below an Energy Performance Certificate rating of C. 

Proposed government targets could require rental properties to meet this standard by 2035, which may have implications for landlords.

Overall, the data reflects a mixed picture of rising property values, strong demand in parts of the market, and potential future pressures linked to housing standards and affordability.
